Here’s the short answer. At Deep Steam, carpet cleaning is $75 per room, and every appointment has a $175 minimum. Right now our fall special covers three rooms for $175.
What changes the final number is usually stuff you can see before anyone starts: how big the rooms are, whether there are stairs, how dirty the carpet is, and whether pets have had accidents. Below is how our pricing works, what’s included, what costs extra, and how to get a real number before we show up.
What does carpet cleaning cost at Deep Steam?
These are the prices on our booking page:
- Carpet cleaning: $75 per room
- Fall special: 3 rooms for $175, each room up to 200 sq ft. Pre-treatment, truck-mounted hot water extraction and a deodorizer are included. The special runs through October 31, 2026.
- Stairs: $75 per set, up to 17 steps
- Hallway and closet: free with carpet cleaning (size limits apply)
- Appointment minimum: $175

What counts as a “room”?
For the special, a room is up to 200 sq ft. Most bedrooms fit that easily.
To check, multiply the length by the width. A 12 x 15 bedroom is 180 sq ft, so that’s one room. A 20 x 18 bonus room is 360 sq ft, which counts as two. Open floor plans, where the living room runs into the dining room, are measured the same way.
If you’re not sure, tell us the rough measurements when you book or text us a few photos. Then the number on the day matches the number you were quoted.
What makes the price go up?
Most extra costs come from one of these:
- Heavy soil. Traffic lanes that have gone gray, or carpet that hasn’t been cleaned in years, may need a deep scrub on top of the standard cleaning.
- Major stains. Some spots need their own treatment and extra time. We’ll point out anything that may not come out completely before we touch it.
- Pet urine. The blacklight inspection is free. Treatment depends on how many spots there are and how deep the urine went, so it’s priced after we see it. Our pet treatment and odor control page explains how it works.
- Furniture. We can move light and medium furniture as part of the job. Very large or heavy pieces may cost extra to move, or we can clean around them.
- Bigger spaces. Large rooms, basements and whole-house jobs are priced by size.
Commercial jobs, including offices, churches and rental turnovers, get a custom quote.
Why are some carpet cleaning quotes so much lower?
You’ve probably seen ads for a whole house at a price that seems too good to be true. Sometimes it’s a fair deal. Often the low number covers less than you’d expect.
When one price is far below the rest, ask:
- Is pre-treatment included, or is it extra?
- Is it truck-mounted equipment or a small portable machine?
- How big can a “room” be?
- Are stairs, hallways and spot treatment extra?
- What happens if they find pet urine?
The cheapest price on the phone isn’t always the cheapest bill at the end of the job. It’s also fair to ask us every one of those questions.
What’s included in a standard cleaning?
Every carpet cleaning starts with a walk-through. We look at the fiber, the traffic areas and any stains you’re worried about, and we tell you what to expect before we start.
Then we pre-treat traffic lanes and spots and work the solution into the pile. Next we rinse the carpet with truck-mounted hot water extraction, which most people call steam cleaning. A deodorizer and grooming finish the job. Our cleaning products are selected for the fiber and the soil and used according to manufacturer directions.
The truck stays outside, so the noise and the dirty water stay out of your house. Most carpet dries in about 4–8 hours. You can read more about the process on our carpet cleaning page.
How do you get an accurate price before the appointment?
A few minutes of prep saves surprises:
- Count the rooms and roughly measure any big ones.
- Count your staircases.
- Mention pets, even if you don’t see any stains.
- Point out the stains you care about most.
- List any furniture or rugs you want added.

Is it worth paying a professional instead of renting a machine?
A rental can freshen up a room. But it doesn’t have the heat or suction of a truck-mounted system, so more water and soap usually stay in the carpet. That can mean slow drying and carpet that gets dirty again faster.
If your carpet just needs a light refresh, a rental might be enough. If it has traffic lanes, pet spots or years of buildup, professional cleaning tends to be the better value.
